General Description/Purpose
The Procurement Manager (Material and Services) is responsible for overseeing subcontractor relationships and managing procurement activities to support ONX Homes’ construction operations. This role involves sourcing and selecting subcontractors and vendors, negotiating contracts, managing performance, and ensuring the timely and cost-effective delivery of materials and services. The Procurement Manager plays a critical role in ensuring operational efficiency, quality standards, and compliance with internal and external requirements.
Essential Job Functions
- Manage the full subcontractor lifecycle, including evaluation, onboarding, contract negotiation, and performance monitoring.
- Source materials, equipment, and services aligned with project schedules and quality standards.
- Negotiate favorable terms with subcontractors and suppliers to optimize cost, quality, and timelines.
- Monitor job progress and vendor performance to ensure adherence to scope, budget, and schedule.
- Maintain strong working relationships with subcontractors and vendors to support ongoing and future project needs.
- Coordinate with internal teams to align procurement activities with production demand and minimize disruptions.
- Ensure compliance with all applicable local, state, and federal regulations, as well as company policies.
- Identify cost-saving opportunities and implement best practices in procurement and subcontractor management.
- Utilize ERP and construction management systems to track orders, schedules, and documentation.
- Prepare regular reports on procurement activities, subcontractor performance, and budget adherence.
- Support production planning by forecasting material needs and coordinating delivery schedules.
- Resolve issues related to vendor performance, delivery delays, or quality concerns.
- Bachelor’s degree in engineering or construction management, Business Administration, Supply Chain, or a related field.
- 8+ years of experience in procurement and/or subcontractor management within the construction industry.
- Strong knowledge of construction contracts, procurement practices, and vendor management.
- Proficient in Microsoft Office and ERP systems; experience with MRP II is a plus.
- Excellent negotiation, communication, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced, deadline-driven environment.
